Asphalt Sealing vs. Asphalt Rejuvenation: What's the Difference? | BlakRoc Boise
These two services get confused constantly, and the confusion is understandable. Both are applied to aging asphalt. Both are marketed as ways to extend pavement life. Both cost significantly less than replacement.
But they work in fundamentally different ways, and one of them has a significant drawback most property managers don't know about. Here's the honest breakdown.
WHAT IS SEALCOATING?
Sealcoating applies a thin protective layer over the top of existing pavement, typically a water-based coal tar or asphalt emulsion coating. It sits on the surface and is designed to shield against UV rays, light traffic wear, and water intrusion.
Here's the problem: traditional sealcoating is water-based. And water is one of the primary enemies of asphalt.
Water-based sealcoat doesn't penetrate the pavement. It coats it. Over time, that coating wears, cracks, and peels, especially on oxidized pavement that has lost flexibility. When it fails, it can leave the surface more vulnerable than before. And because it sits on top rather than restoring what's underneath, it does nothing for the binder depletion that causes pavement to go gray and brittle in the first place.
Sealcoating is a surface-level solution to a problem that lives beneath the surface.
WHAT IS ASPHALT REJUVENATION?
Asphalt rejuvenation works entirely differently, and from a chemistry standpoint, it's a better match for what aging asphalt actually needs.
Asphalt is held together by a binder called bitumen, which contains natural oils called maltenes. These oils keep pavement flexible, dark, and resistant to cracking. UV exposure and oxidation strip those oils away over time. The result is pavement that turns gray, loses flexibility, and begins to crack.
Rejuvenation is oil-based. It penetrates the pavement surface and chemically restores the maltene oils that oxidation has depleted, from the inside out. It treats the cause rather than masking the symptom. The result is pavement that regains flexibility, resists future cracking, and returns to a darker, healthier color.
Because it's oil-based, it works with asphalt's natural chemistry rather than against it. There's no water introduced to the surface. No coating that wears and peels. Just restoration of what was lost.
WHICH ONE DOES YOUR LOT NEED?
For most oxidized commercial parking lots in Boise and the Treasure Valley, rejuvenation is the superior treatment. It addresses the actual cause of pavement deterioration rather than applying a temporary surface barrier over a deeper problem.
Rejuvenation works best when:
The surface has gone gray or chalky
Surface cracking is present but isolated and shallow
The base is still structurally sound
The goal is genuine restoration, not just a refreshed appearance
Rejuvenation is not appropriate when:
Alligator cracking or base failure is present
The pavement is new or well-maintained with no oxidation; there's nothing depleted to restore
When base failure is present, no surface treatment will hold. That's a structural repair conversation, not a coating or rejuvenation one.
A NOTE ON COST
Rejuvenation typically costs more than basic sealcoating upfront. But the comparison that matters isn't rejuvenation vs. sealcoat; it's either of those vs. full replacement at $3–7 per square foot.
Rejuvenation applied to the right pavement at the right time can extend lot life by years and defer replacement significantly. A water-based coating that wears and peels in two to three years while doing nothing for binder depletion is not the same value, regardless of the initial price difference.
The most reliable way to know what your lot needs is a professional assessment. At BlakRoc, we look at surface condition, base integrity, and oxidation stage before recommending anything because the right treatment depends on what's actually happening with your pavement.
