Fall: Seal remaining cracks before ground temperatures drop below 50°F, and sealants won't bond properly. Clear leaves before they decompose into drain-clogging sediment.

Winter: Document any damage after major weather events. Flag repairs for spring. Keep sand and de-icer use reasonable to limit spring cleanup costs.

That's it. Properties that follow this schedule consistently spend a predictable, manageable amount every year. Properties that don't tend to face unpredictable, significant bills every few years.

A well-maintained commercial parking lot in Boise can last 20–25 years. One that gets attention only when something looks obviously wrong often needs major intervention in 10–12. The difference is rarely the quality of the original paving job. It's what happened, or didn't happen, after.
